Building Design and Finishing Requirements
To meet the building design and finishing requirements, architects and designers should follow the guidelines outlined in Appendix-1 – Building Design & Finishing Guidelines. Here are the key considerations:
5.1 The building design should comply with Appendix-1, taking into account the corporate image, cost-effectiveness, flexibility, constructability, incorporation of new technologies, and sustainability.
5.2 The building design should incorporate the building classification and tiers specified in Appendix-1. This includes both exterior and interior elements of the building.
5.3 The design should address provisions such as the District Master Plan, building approach requirements, site circulation, site and landscape character, as outlined in Appendix-1. It should also consider building servicing, loading docks, trash collection, and equipment screening.
5.4 The design should incorporate the requirements for building components detailed in Appendix-1, including building envelope provisions, thermal design, and maintenance.
5.5 The architectural design should include specifications for exterior and interior finishing materials, patterns, and colors as provided in the finishing matrixes of Appendix-1.
Deviation from regular shapes should be reviewed and approved by the Supervisor of the Civil Engineering Unit. For example, the configuration of a single building with ten stories versus two buildings with five stories each.
Regarding aesthetic and architectural finishes, the architect/designer should specify testing criteria, acceptance criteria, and acceptable tolerance/defects based on exposure conditions, design requirements, industry standards, and Saudi Aramco Engineering Standards. Approval from the Supervisor of the Civil Engineering Unit is required.
For Iconic and Non-industrial Structures, the architect/designer or a third-party certified by the designer should take responsibility for quality control and certify that the internal and external finishes meet the intended function, design, aesthetic appearance, and applicable standards.
Heat Soak Testing should be specified for tempered glass, with the frequency of the test determined by the designer and approved by the Supervisor of the Civil Engineering Unit.
